Motion-Sensor Flood Lights for Commercial Properties
Motion-activated LED flood lighting for parking lots, loading docks, rear entrances and building perimeters, installed by licensed electricians.

Dark corners around a commercial building invite problems: break-ins at the rear door, dumping behind the loading dock, slip-and-fall claims in an unlit parking area, and employees walking to their cars unable to see who is nearby. No Shorts Electric Inc installs LED flood lights with motion detection on commercial and multi-family properties across Nassau and Suffolk County so the right areas light up the moment someone enters them.
What commercial flood light installation includes
Our standard commercial installation is a dual-head LED flood light fixture with an integrated motion sensor, supplied and installed by a licensed electrician. Each head aims independently, so one fixture can cover a doorway and the walkway leading to it. The sensor's sensitivity, range and on-time are adjustable, and we set them for the space during commissioning rather than leaving factory defaults.
Depending on the property, the job may also include:
- Mounting on masonry, siding, soffits or existing exterior junction boxes
- Running a new circuit from the panel or extending an existing exterior circuit
- Replacing burned-out halogen or metal halide floods with LED units on the same mount
- Multiple fixtures across a parking lot, perimeter fence line or several entrances
- Coordinating the new fixtures with any exterior lighting controls already on the building
Where motion-activated lighting earns its place
Property managers often call after an incident. The better time is before one. Signs a property needs motion-activated flood lighting:
- Employees or tenants report feeling unsafe at rear exits or in the parking area after dark
- Security camera footage is too dark to identify anyone
- Deliveries and trash pickup happen before sunrise or after sunset at an unlit dock
- An insurer or a lease renewal asks about exterior lighting
- Existing floods run all night on a switch someone forgets, driving up the utility bill
Motion detection suits these situations because the light is only on when it is needed, which keeps energy use down, and because a light that snaps on is a stronger deterrent than one that has been glowing all night.
How the installation is done
We begin with a site walk, in daylight or at dusk, to see where coverage is missing and where power is already available. From there we set fixture locations, mounting heights and sensor aim, and we confirm circuit capacity at the panel. Work on an occupied building is scheduled so entrances, docks and drive aisles stay open during business hours, and any ladder or lift work is coordinated with your facilities contact so parking spaces can be coned off ahead of time. Once the fixtures are mounted and wired we test the sensors, adjust the detection zones so passing street traffic does not trigger them, and confirm each head lights the area you care about and nothing you do not.
Code, permit and safety notes
Exterior fixtures must be rated for wet locations and mounted on boxes sealed against water. New exterior circuits or fixtures on a commercial building may require a permit and inspection, which we handle as part of the job. Fixtures are grounded, aimed to limit glare onto neighboring properties and roadways, and mounted at heights that keep them out of easy reach. All work follows the applicable electrical code and local town requirements.
